Picking the wrong SEO agency doesn’t just cost money: it costs months of lost rankings while competitors pull ahead. This guide covers what a good SEO agency should prove before you sign anything, whether you’re a realtor, a team or any local business.

Use it as a filter: run the agency you’re evaluating through the 5 criteria, tick the ones it passes and get your verdict at the end.

What should an SEO agency offer?

A serious SEO agency should offer at least these five services. If the package leaves any out, it’s probably not delivering complete SEO:

  • Initial technical audit
  • Custom keyword research
  • On-page optimization
  • Optimized content
  • Monthly reports with clear metrics

What sets a mature agency apart is that it explains the why behind every recommendation: not just which keywords it will target, but why those and not others, based on search volume, buyer intent and real competition in your market.

How to check it

Ask for the proposal in writing and tick which of these five services it includes. If any is missing, ask why.

How do you know if an SEO agency gets real results?

Ask for case studies with hard data: rankings before and after, organic traffic and real timelines, not promises. An agency with results has no problem showing Google Search Console or Analytics screenshots from past clients, with their permission.

"We’ll get you to #1 in 30 days" is a promise, not a result. A result looks like this: "this client went from X to Y clicks a month in so many months, and here’s the Search Console screenshot".

Be wary of any agency that talks in absolutes without mentioning your site’s starting point, your market’s competition or your site’s technical health. SEO depends on too many variables to promise fixed timelines without an audit first.

How to check it

Ask for at least one case with Search Console screenshots: rankings and clicks before and after, with dates. If they can’t show it, don’t tick it.

What are the red flags when hiring an SEO agency?

These are the most common. Even one is reason to ask more questions:

  • ✕
A guaranteed #1 ranking. Nobody controls Google’s algorithm.
  • ✕
Prices far below market. They almost always mean generic, automated work.
  • ✕
"Work completed" reports with no traffic or conversion metrics.
  • ✕
Mass link building with no explanation of where the links come from.
  • ✕
Little transparency about what’s automated and what’s strategy built for your business.

SEO isn’t one-size-fits-all: a realtor team and a logistics company don’t compete for the same keywords or have the same kind of client.

How to check it

Review the proposal and your conversations looking for these five signs. Tick the box only if you found none.

How much does it cost to hire an SEO agency?

It depends on scope: a one-time audit, an ongoing SEO plan or a project bundled with web design all have different prices. The goal isn’t finding the lowest price, but understanding exactly what each fee includes.

In many cases SEO pays off more when the website is built right from the start (structure, speed and content) than when it’s bought separately on top of a site that isn’t technically optimized. That’s why at Ictus Co we don’t sell SEO as a standalone service: our realtor websites ship with keyword research, copy and on-page SEO included.

How to check it

Ask for itemized pricing: what gets delivered each month, how many hours or pieces it covers and which metrics they’ll report.

What should you ask before signing with an SEO agency?

Bring these to the meeting. The answers tell you more about the agency than any sales deck:

  1. Which tools do you use for keyword research?
  2. How do you measure success beyond rankings?
  3. Who writes the content?
  4. How often do you report, and what’s in the report?
  5. What happens if results don’t arrive in the estimated time?

An agency that answers clearly, without unnecessary jargon, knows how to explain its work to someone who isn’t an SEO expert. That’s a good sign of transparency.

How to check it

Ask all five questions. Tick the box if they answered every one clearly, without dodging, and in writing if you asked.

How to choose an SEO agency that fits your business

There’s no single "best" SEO agency in the US, in Austin, Miami or anywhere else: the right choice depends on your business size, your budget and whether you need standalone SEO or SEO built into a web project. Compare at least three agencies with these filters. If you ticked along the way, here’s your verdict:

0 – 2Walk away

Too many basics are missing. Keep looking before you sign.

3 – 4Ask for more proof

It could work, but get what’s missing in writing before signing.

5 / 5Strong candidate

It passes the filters. Compare it with two others and decide.

In short, choosing an SEO agency shouldn’t come down to promises or the lowest price. What matters is transparent results, a clear method and the ability to explain every decision with data.

Check that it includes a technical audit, keyword research, on-page optimization, content and monthly reporting; ask for case studies with verifiable data; rule out any agency that guarantees #1 rankings; demand itemized pricing and ask five key questions before signing.

SEO aims to rank you organically, without paying per click, and builds results over the long term. SEM pays to show up at the top right away, only while the ads run.

It usually takes 3 to 6 months, depending on your market’s competition and your site’s starting point. Be wary of anyone promising fixed results in weeks.

Yes, though results tend to be better when the site has an optimized technical structure from the design stage.

Yes. Local SEO focuses on your city or area, which is what most realtors need, while national SEO competes for keywords across the whole country.
