10 signs your SEO agency isn’t doing its job

Not every SEO agency delivers what it promises, and the problem often doesn’t show until months after you sign. If you hired a real estate SEO agency and your listings and neighborhood pages still don’t bring in leads, these are the 10 clearest signs something isn’t working.

Did they promise you #1 on Google without auditing your site?

No serious agency can know how long it will take you to rank without first reviewing your site’s technical health, your competition and your starting point. If they gave you a fixed timeline on the first call, that number was made up, not calculated.

Ask whether the timeline came from a written audit. If that audit doesn’t exist, tick this sign.

Do their reports only say "work completed"?

A real SEO report shows organic traffic, keyword rankings and, ideally, leads. If yours is a task list ("optimized 5 pages", "built 3 backlinks") with no outcome data, you have no way to know whether any of it works.

Can’t they explain why they chose your keywords?

If an agency can’t explain its keyword choices, it probably pulled them from a generic tool without fitting them to your market. Keyword research should have a logic they can explain in two minutes: volume, buyer or seller intent and local competition.

Do they charge far below market rates?

SEO takes real research, writing and analysis time. A fee far below average almost always means low-quality automated work, or one person spread across too many clients.

Compare what’s included against two other proposals. If they charge much less for the same and can’t explain why, tick this sign.

Do they take weeks to answer, or dodge your questions?

An agency that avoids explaining what it’s doing, or answers vaguely when you ask about results, usually has no clear answer because there’s no clear strategy behind it.

How to check it

Email a specific question about results. If it takes more than a week or the answer says nothing, tick this sign.

Could their content be about any real estate business?

If the content they deliver could apply to any agent in your market, with nothing about your neighborhoods, your listings or what makes you different, they’re not building your brand: they’re filling a content quota.

Take a page they wrote and swap your name for a competitor’s. If it still works the same, tick this sign.

Do they only track rankings, never leads?

Ranking high doesn’t mean much if those visits don’t turn into buyer or seller leads. An agency focused only on rankings, without connecting them to useful traffic or conversions, is optimizing the wrong metric.

Don’t you know who actually works on your account?

If after several months you don’t know who writes your content, who handles the technical work or who sets the strategy, it’s hard to trust there’s a real team behind it and not just automated tools with little oversight.

Do results never match what the contract promised?

If the contract mentioned traffic, ranking or lead goals and months later there’s no measurable progress or clear explanation, it isn’t bad luck: the initial strategy was never well built.

Put the contract goals next to the latest report. If there’s no progress and no explanation, tick this sign.
